Just remember three points about real estate when you use it as an investment:-
1. Real estate investment almost always takes away a huge chunk of your money and/or your liquidity – latter due to EMIs if you take a loan. So, it would be like the proverbial all, or most eggs, in one basket. If it doesn't work out, you could get badly hurt by way of bulk amount and/or liquidity crunch. Like any other market-linked investments, real estate is also subject to market vagaries and the end result is never known in advance, notwithstanding how your past experience has been.
2. If real estate, especially residential, is invested for rental returns, it will always be a losing proposition. It will not matter what your 10-15L worth of stock, MF or other investments have been earning then since they will be hugely overshadowed by the poor returns on this far bigger, maybe one of your biggest, investments in life.
3. Lastly, your life's joys – buying a car of your dreams, going on that pleasure trip with family, giving a large gift on special occasions to a family member, etc – as also handling sudden emergencies will always come from the liquidity you currently have. Remember back how you met these requirements in the past – money in your PF, savings bank accounts or FDs etc - from where you could take out the money easily. You could not have sold half a drawing room or a kitchen of your property.
